Innovative Concrete Remediation for Pemberton Limes

Project Overview

Pemberton Limes encountered a significant flooring issue when removing old coverings revealed severe problems with the underlying concrete slab. The slab had been poured between jarrah beams, leading to deflection caused by wood expansion. Additionally, the concrete itself was soft, cracked, and lacked an underlying plastic membrane, while the surface was significantly uneven.

With other contractors deeming the project unsolvable and removal and replacement deemed unfeasible, FloorCo was called in to provide an innovative and practical solution.

Innovative Concrete Remediation for Pemberton Limes
Our Solution

FloorCo took a systematic approach to tackle the challenges:

  1. Removal of Jarrah Beams: The problematic beams were carefully extracted, paving the way for a more stable foundation.
  2. Polymer-Modified Concrete Infills: The gaps left by the jarrah beams were filled using a polymer-modified concrete reinforced with Ableflex, ensuring long-term resilience and eliminating future deflection risks.
  3. Surface Levelling: The slab was expertly levelled to create a stable base, ready to support subsequent applications.
  4. High-Adhesion Resin Primer: This primer was applied to enhance adhesion and reinforce the bond between the slab and the finishing layers.

Elastomeric Membrane: To address potential cracking, a flexible elastomeric membrane was installed. This membrane bridges cracks and provides the flexibility needed to handle future slab movement.

The Outcome

FloorCo’s comprehensive remediation strategy resulted in:

  • A Stable, Waterproof Substrate: The repaired slab now provides a durable and level base, ready for the installation of finished flooring.
  • Long-Term Durability: The use of advanced materials and techniques ensures the slab can withstand future demands without compromising structural integrity.
  • A Practical and Cost-Effective Solution: By avoiding full slab replacement, FloorCo delivered a timely and budget-friendly result.

This project showcases FloorCo’s commitment to tackling even the most complex flooring challenges with innovative and effective solutions.

  • - Describe areas that you would like to be itemised as optional. On the quote.

  • - Describe any areas that need a different finish (different colour, slip rating, waterproofing, etc).

Describe:

  • - What is the floor like currently eg. substrate, condition etc.

  • - What damage is there to the floor, and is this damage in the substrate or the floor covering

  • - Let us know about any paints/sealers/coatings that have been applied previously

  • - Do you anticipate that the existing floor need to be removed, or resurfaced

  • - What sections of your floor will be exposed to direct sunlight (so we can ensure UV resistance)?

  • - What sections, if any, will require screeding to drains

  • - If perimeter coving is required, how many lineal metres are required

  • - Please provide the site address

  • - Is the job difficult to get equipment into (eg, traversing steps, elevator, or across other new flooring, high security requirements)?

  • - Can the area be cleared for FloorCo to be able to complete the works, or what equipment will we need to work around

  • - Are there any noise restrictions

  • - Any restrictions on days/times that we can work (eg. not able to accommodate early starts, late finishes, weekend works)

  • - What methods will you use to clean the new floor, and if using hot water, at what temperature?

  • - Describe any preferences regarding slip rating and cleanability.

  • - Will any steel wheels be coming into contact with the floor?

  • - Will the floor have water pooling for long periods, or permanent immersion?

  • - What chemicals will be used for cleaning, or potentially coming in contact with the floor

  • - When do you require the work to be commenced?

  • - How long can you allow FloorCo to complete the works, without causing interruption to your business?

  • - Will the work need to be completed on weekends, or night shifts (provide details)?
